Buyers' agents and sales agencies review more listings than any individual buyer ever will. The value is in filtering quickly: which properties deserve an inspection, which need a specialist question before offer, and which should be avoided because a constraint is already obvious in public mapping.

LayeredGeo puts that first-pass screening into two workflows. Scout is the browser-side companion for quick listing triage. Property Reports are the shareable record when a property is serious enough to brief a client, support an offer discussion, or keep in an agency file.

Shortlist checks that matter

• Flood - council and state flood overlays, overland flow where published, storm tide and coastal inundation where available
• Bushfire - bushfire prone land and hazard categories where published by the state or planning scheme
• Zoning - planning zone, land use category and relevant development pathway notes
• Heritage and character - local and state heritage layers where available
• Environmental constraints - vegetation, habitat, waterway, wetland and ecological overlay groups where the source data exists
• Nearby development activity - current development applications on the lot, adjoining lots and nearby properties where council feeds are supported

Form 2 and listing support

For Queensland property, the seller's Form 2 disclosure statement asks for some planning information, including zoning and heritage, but it does not tell a buyer everything they need to know about flood, bushfire, services or broader site constraints. A LayeredGeo Property Report is not a legal disclosure document and does not replace conveyancing searches, but it gives agents and buyers a clear data reference for the questions that should be asked before signing.

Sales agencies can use the same report to support listing preparation and buyer conversations: document zoning and mapped constraints once, keep the source references with the property file, and avoid relying on memory or screenshots from several public portals.

Agency plan economics

A single Property Report is $9. Agencies ordering regularly can use Agency 10 at $49 per month for 10 reports, or Agency 50 at $149 per month for 50 reports. That brings the effective report cost to $4.90 or $2.98, includes your agency name and logo on the cover, and keeps generated reports in your account library for 12 months.

Scout as the companion

Scout is for the moment before a report is worth ordering. It sits in the browser while you scan realestate.com.au and surfaces quick risk cues against each listing, helping you decide what to open, what to send to a client, and what needs a deeper Property Report. Current Scout coverage is focused on supported councils and datasets; it is a fast screening layer, not a replacement for the full report or formal advice.

Important limitation

LayeredGeo is a desktop screening and documentation tool based on government-published spatial data. It does not replace legal advice, valuation advice, conveyancing searches, building and pest inspections, planning advice, flood engineering advice, or site inspection. Use it to ask better questions earlier and to keep a clearer record of what was checked.
