Cover page

Planning Zone

The zone classification under the applicable local planning scheme — e.g. Low-Medium Density Residential or General Industry. Includes a note on development assessment pathways and zone purpose.

Flood overlays

Bushfire hazard

Noise corridors

Indicates whether the site is within a mapped transport noise corridor and the overlay type (road, rail, state-controlled road). Notes noise attenuation requirements for new residential development.

Vegetation overlays

Lists vegetation protection overlay types identified — significant native vegetation, waterway/wetland vegetation, urban vegetation protection, regulated vegetation. Notes clearing consent implications.

Environmental overlays

Lists environmental overlay types — biodiversity areas, koala habitat, MSES / MLES, ecological corridors. Notes potential environmental assessment triggers.

Public transport proximity

Distance to the nearest bus stop and railway station, providing context for density assessments and transport-oriented development planning.
