Why use it before purchase

Before purchasing or progressing a site, it is useful to understand the broad physical setting: terrain, mapped geology, soils, groundwater context, and the surrounding site environment. That context can help identify where more detailed technical review may be warranted.

In Queensland, the seller's Form 2 disclosure statement expressly excludes flooding and natural hazard history, planning limits on use of the land, and connected services - buyers are told to make their own enquiries before signing. See our Form 2 planning data guide for what to check and where.
