Land survey cost in 2026: contour, detail and boundary surveys
A land survey for a house block costs from about $500 to $3,000 plus GST in 2026 for a contour and detail survey, and from about $700 to $4,000 or more plus GST for a boundary (identification) survey, with rural boundary remark (re-peg) surveys published at $6,000 or more plus GST. The spread is wide because "land survey" covers several different jobs, and because the same job costs more on an older title, a steep block or a block with a house already on it.
Here is what each survey is, what surveyors publish as their prices, what moves a quote, and what you can look at for a few dollars while you wait for one.
Land survey cost by survey type
Few surveyors publish prices, because every job is quoted for the site. These are the figures three firms do publish, all plus GST.
| Survey type | Published price (plus GST) | Who publishes it |
|---|---|---|
| Contour and detail survey, vacant house block | $500 to $800 | Steve Cooper, Brisbane |
| Contour and detail survey, part of an acreage block | $600 to $1,500 | Steve Cooper, Brisbane |
| Contour and detail survey, block with an existing house | $1,200 to $2,000 | Steve Cooper, Brisbane |
| Contour and detail survey | from $1,900, to about $3,000 for larger or complex blocks | Survey My Block, Brisbane, Ipswich and Gold Coast |
| Identification (boundary) survey | $700 in newer areas, up to $2,500 in older areas | Steve Cooper, Brisbane |
| Identification (boundary) survey | from $2,900, sometimes more than $4,000 | Survey My Block, Brisbane, Ipswich and Gold Coast |
| Boundary remark (re-peg) survey | no less than $3,500, rural at least $6,000 | Cromer Surveyors, Tasmania |
| Set-out and as-constructed surveys for a new house | $1,800 to $2,600 | Survey My Block, Brisbane, Ipswich and Gold Coast |
Two Brisbane firms differ by a factor of two or more on the same survey type. That is normal. Treat the table as a guide to the order of cost, and get written quotes for your own block.
For comparison, mapped site data is a different kind of product at a different price. A Terrain Report for an address is $9, and a site data export with contours, the lot boundary and easements as CAD and GIS files is $15 for a property. Neither is a survey. The section on what you can do before the survey, further down, explains where they fit.

Contours, boundary and easements for your block
The mapped contours, lot boundary, easements, roads and planning layers for a QLD, NSW, VIC, SA, ACT or TAS address, as DXF, Shapefile, GeoPackage and KMZ files a designer can start drawing on. $15 for a property, or $15 per km² for an area you draw. Not a survey: the surveyor's plan replaces it before design is finalised.
What each survey is
A contour and detail survey (also called a detail survey, feature survey or topographic survey) measures the shape of the ground and what is on it. The plan shows contours and spot levels, usually to the Australian Height Datum (AHD), plus buildings, fences, driveways, kerbs, retaining walls, significant trees and the visible parts of services such as pits and manholes. This is the plan a building designer draws the house on, and the one a council asks for with a development application. The City of Sydney, for example, requires the plan to be prepared by a registered surveyor and to show floor and ridge levels of existing buildings and neighbouring structures close to the boundary.
An identification survey (boundary survey, or re-establishment survey in Victoria) finds the legal boundary on the ground and marks it. The surveyor researches the title and earlier survey plans, finds or replaces the boundary marks, and reports where fences and buildings sit against the line. Only a surveyor registered or licensed in your state can do this.
A set-out survey marks where the new house goes before the slab is poured, and an as-constructed survey confirms afterwards that it was built in the right place. Your builder usually arranges both.
A detail survey is not a boundary survey. Many detail plans say so in a note: the boundaries shown are taken from the title and have not been marked. If you are building close to a boundary, ask for both jobs in the one quote.
Why boundary surveys cost more
A boundary survey looks like less work than a detail survey, and often costs more. The reason is the research. Survey My Block puts the cost down to time spent in the historical records, reference marks and earlier surveys in the area, plus the field work, even on a small job.
That is also why age matters. Steve Cooper quotes $700 in newer areas and up to $2,500 in older ones. In a new estate the marks are recent and easy to find. In an old suburb the original marks may be gone, and the surveyor has to rebuild the boundary from evidence several streets wide.
What pushes a quote up
- A house and yard already on the block. Every building, shed, wall and tree is measured. Steve Cooper's price roughly doubles from a vacant block to one with an existing house.
- Size, slope and vegetation. A larger or steeper block takes more points to describe, and thick vegetation hides the ground from the instrument.
- Travel. Field time and travel make up most of a small job.
- The age of the title, for boundary work, as above.
- How many visits. Set-out and as-constructed work is priced by the visit. Survey My Block describes one to three.
- What the council wants on the plan. Neighbouring floor levels, tree heights and spread, and street detail all add time.
On acreage, a detail survey of the whole lot is rarely needed. Surveyors commonly measure only the house site and the driveway, which is how a part-acreage job can cost less than a suburban block with a house on it.
Soil test and contour survey together
For a new house the contour survey and the soil test are usually ordered together, because the builder needs both to price the slab and the site works. Home-building guides commonly put the pair at about $1,000 to $2,000. A site classification on its own starts at about $700; geotechnical report costs covers that side.
A builder will often arrange both for you. That is convenient, but ask who owns the results. If you pay for the survey and soil test yourself, you can hand the same plan to several builders and compare their quotes on the same information.
How long a survey takes
Allow two to three weeks from accepting the quote. Steve Cooper lists a maximum of 10 working days for a contour survey and two to three weeks for an identification survey. Busy periods run longer, and a boundary survey in an old area can take longer again if the records are hard to reconcile.
What you can do before the survey
Most people need to make decisions before the surveyor has been: whether to buy the block, roughly where a house fits, whether the fall means a retaining wall, what to tell a designer. Government mapping covers that stage.
Each state publishes elevation data captured from aircraft (LiDAR), and a digital map of lot boundaries called the cadastre. From those you can get contours, slope, the direction the block falls, the lot outline and the mapped easements for an address.
- To see the slope: a Terrain Report shows the address as a contour map, cross sections with the grade on each, and a 3D model, for $9.
- To start drawing: a site data export gives a designer or drafter the contours, lot boundary, easements, roads and planning layers as DXF, Shapefile, GeoPackage or KMZ. It is $15 for a property, or $15 per square kilometre for an area you draw or upload. You can download a sample export first to see the files.
What mapped data cannot do is replace the survey:
- The levels are model values. They come from a flight that may be several years old. Earthworks since then are missing, and ground under dense trees is less reliable.
- The boundary is a drawing. The mapped line can be out by a metre or more. Property boundary maps online explains why.
- Nothing on the block is measured. Floor levels, trees, walls, pits and the neighbour's windows only appear on a surveyor's plan.
- A council will not accept it as the survey plan for an application.
So use the mapped data for the purchase decision, the concept sketch and the brief. Have the survey done before the design is finalised, and before anything is set out on the ground.
Getting a quote
- Say what the survey is for. A development application, a new house, a fence, a subdivision. The purpose decides the survey type.
- Ask what is on the plan. Contour interval, AHD levels, trees, services, neighbouring buildings, and whether the boundary is marked or only shown from title.
- Ask for the CAD file as well as the PDF. Your designer needs the DWG or DXF.
- Check the surveyor is registered or licensed in your state if the boundary is involved.
- Get two or three written quotes and compare the scope before the price.
Common questions
How much does a land survey cost in Australia? For a house block in 2026, published prices for a contour and detail survey run from about $500 to $3,000 plus GST, and for a boundary (identification) survey from about $700 to more than $4,000 plus GST. One Tasmanian firm publishes at least $6,000 plus GST for a rural boundary remark (re-peg) survey, where the boundary marks are replaced, rather than for a boundary identification survey. Older titles, steeper or larger blocks, and blocks with existing buildings cost more.
How much does a contour survey cost? One Brisbane surveyor publishes $500 to $800 plus GST for a vacant house block and $1,200 to $2,000 plus GST where there is an existing house. Another starts at $1,900 plus GST. Every job is quoted for the site.
How much do a soil test and contour survey cost together? Home-building guides commonly put the two at about $1,000 to $2,000 together for a standard house block. Sloping blocks and difficult soil add to both.
Is a contour survey the same as a boundary survey? No. A contour and detail survey measures levels and features. A boundary or identification survey locates and marks the legal boundary. Many detail plans show the boundary from title only, so ask for both if you are building near the line.
Can I get contours for my property without a survey? Yes, from government elevation mapping. It is suitable for a purchase decision, early design and briefing a designer. It is not surveyed ground level, and a council will not accept it as a survey plan.
Need contours, the lot boundary and easements for a site as CAD or GIS files while the survey is booked? Export site data for any address or see a sample export.
