Site inspection or online risk check: what to do first
The online risk check comes first, and the physical inspection second. A flood, slope and terrain screen you run from your desk while browsing takes seconds per listing and tells you whether a block is worth a Saturday. The physical inspection tells you things no map can, but it costs you a morning per property and only works one house at a time. Used in the right order, the online check filters the list and the inspection confirms the shortlist. Used in the wrong order, you spend weekends on blocks a two-second screen would have ruled out.
Buyers routinely treat these as competing options. They are not. They answer different questions at different stages, and the mistake is skipping the cheap one.
What each one tells you
An online risk check reads the public data attached to a property's location: council flood mapping, ground elevation from LiDAR, slope derived from that elevation, and terrain such as watercourses and low points nearby. It is fast, repeatable across dozens of listings, and it does not care how good the photos are. What it cannot see is the condition of the ground, the neighbours, drainage that has been added since the mapping, or how a place feels to stand in.
A physical inspection sees all of that. You can spot a damp retaining wall, stepped cracking in brickwork that hints at reactive soil damage, a stormwater pit at the low corner, or a driveway that dives below street level. What it cannot do is scale. You cannot inspect forty listings, and by the time you are standing on a block you have already committed the travel time.
The listing photos sit awkwardly between the two. They are curated to sell, so a flood-prone block is often shot from the high side on a dry day. What listing photos hide covers the clues that survive the crop, but photos are evidence you interpret, not data you can trust.

Where the online check wins
Screening volume is where the online check has no rival. If you are watching a suburb, thirty new listings a week is normal, and driving to each is not a plan. A flood and elevation screen on the listing itself tells you which three are on low ground near a creek and which sit well above it, before you spend a cent of petrol.
It also beats the inspection on flood specifically, because flood risk is invisible on a dry day. A block that goes under in a one-in-twenty-year event looks identical to a safe one when you visit in fine weather. The council flood layer knows the difference. The mapping does have limits, and flood overlays are not the same as actual flood risk, but a mapped flood extent is far more reliable than what your eyes tell you on a sunny inspection.

Where the inspection wins
Ground condition and the built structure are the inspection's territory. No map shows you the crack pattern in the internal cornices, the door that no longer closes, the soft patch in the back lawn over old fill, or the water stain along the garage skirting. These are the signals of movement and moisture that a screen cannot reach.
The inspection also reads the things a dataset never captures: whether the neighbour's block drains onto this one, how busy the road is, what the light does in the afternoon. Those matter, and they are why the inspection is the confirmation step, not the screening step.
Which should you do first
Run the online risk check first, on every listing, as you browse. It is the cheapest filter you have, and it is the only one that scales. Let it kill the blocks with mapped flood over the building footprint, severe slope, or a low point that collects water, before you invest a morning.
Then inspect the survivors. By the time you are standing on a block, you already know its flood and terrain profile, so you can spend the visit on what the data could not tell you: the cracking, the drainage, the neighbours, the feel. If the physical signs contradict a clean online screen, that is your cue to commission a proper geotechnical desktop study or a site classification before you offer.
The order is what saves you. Online check to filter, inspection to confirm, and a paid investigation only on the block you are serious about.
