What is in the Pre-Purchase Property Report?

Is it a substitute for a building and pest inspection or a soil test?

No. It is a desktop screening report built from published government mapping, modelling and elevation data. It tells you what is mapped and modelled for the lot so you know what to ask for; it does not replace a site investigation, a survey, a flood certificate or legal advice.

Why is a section sometimes not included?

The flood section needs a published flood model that reaches the property, and the terrain section needs the state elevation model to answer for the lot. Where either is missing the contents page says so and why. An absence of held modelling is never presented as a finding that the property does not flood.

2. Flood Model ReportWhere a council or state publishes flood model grids for the property: the modelled maximum depth, velocity, hazard and flood level in metres AHD for every event, present day and future climate, with a map of each and the recorded extents of real floods.

3. TerrainA contour map of the block with the transects drawn on, elevation cross sections along each (W-E, N-S and both diagonals) with the peak grade, and a 3D terrain model of the surrounding landform with the boundary drawn on. Which way the block falls, how much, and where the water goes.

Honest about what it holdsThe free check above says which of the three sections this address gets. A flood section is only bound where a published model reaches the property. The contents page repeats this, with the reason, so an absence of held modelling is never read as a clear result.
